Infill developments are increasingly common at the moment. People with additional land which they do not use or need can often prove viable for development (depending on an assessment of the area). Local authorities also often struggle to meet their target new housing needs, so infill developments are great, low-impact solutions to contribute to those targets. It can also be a great source of income for property owners, either to develop the plot themselves or to sell as a building plot with planning permission.
Alternatively, you may own property which could be perfect for development of one or more new dwellings.
We have assisted our clients with a variety of different new-build developments. Whether you need help with a new-build home (which is a little more personal) or have a development opportunity, we are well equipped to help with the designs and planning.

As mentioned on the surveys and existing plans tab, we frequently provide existing measured drawings for industrial and commercial properties. Often these are simply for lease or land registry purposes, or for incoming tenants to space-plan. However, we are also able to provide further drawings or advice regarding proposed internal or external alterations, including, planning or permitted development rights or building regulations requirements.

Permitted development is something which can be utilised for a multitude of developments.
Most commonly, permitted development rights can be utilised by domestic clients who are looking for an extension, or loft conversion. However, there are many other options available, from things as simple as erecting a fence or converting existing buildings into dwellings, through to extending industrial units. In addition to residential projects, our past experience involves a lot of conversion work to create dwellings.
For projects concerning permitted development, in most cases we are able to produce the required plans and forms to enable the development, all the way through to completion including building regulations and construction drawings. We regularly keep ourselves updated with the General Permitted Development Order to ensure that we can correctly advise our clients of their available options.
While we're no strangers to permitted development rights and regularly make use of them to design our clients' extensions, the Permitted Development section of our projects page shows projects which involve changes of use. Alterations and extensions to residential properties are just one of the aspects of architecture that I work on.
In many cases when people are considering moving home, it is often due to lack of space - whether they need an additional bedroom or more living space, a good deal of space can be added to most houses through either permitted development or planning permission, or sometimes it may even be possible to achieve a more efficient use of space by reconfiguring the existing building.
If you are considering having some work done to your home, we are able to advise suitable options for a range of budgets which can give you an idea of the alterations which could help you get the space you need. From an initial discussion, we are able to produce preliminary sketch options, followed by measured existing and proposed floor plans and elevations for either a planning or permitted development application (whichever, if either, is required). For complex proposals it may be recommended that we first put together a pre-planning advice request for you, to find out how the local authority planning department might receive them.
When permission is approved, we are able to put together a set of detailed drawings for building regulations approval, along with drawings which your builder can use to work from.

In many cases, a set of existing drawings for a building can have multiple uses.
Whether existing plans or elevations are required for something as simple as a lease agreement or for an energy assessment, through to providing existing drawings for another designer to produce proposals - we are more than happy to help.
For accurate drawings, we would visit site to take measurements, however if budgets or time are limited, we may also be able to provide plans and elevations produced by refreshing existing information. For example, if an older set of plans existed which are in printed form only, in many cases we would be able to reproduce these as a fresh digital set of drawings - albeit with a less accuracy than measured plans. This is not always possible though, the older the plans the more likely a site visit would be required.
