Overview
Our original instruction for this project was to provide accurate measurements for existing net internal areas of the various office suites. This brief gradually expanded to instruct us to produce various proposed internal layouts for dividing the existing office suites to form smaller, more lettable suites.
Design Approach
The key requirement for the subdivision was that the new office suites had to be functional and lettable without requiring any changes to the existing fire escape routes. To achieve this, several preliminary layout options were developed, each carefully planned around the current escape strategy. The designs considered circulation, desk layouts, meeting room placement, and amenity positioning, ensuring that the proposed office suites could operate independently while remaining fully compliant with fire safety constraints.
Outcome
The resulting plans provided the building owners with clear, practical options for reconfiguring the floor into multiple office suites. By developing layouts that worked seamlessly with the existing fire escape provisions, the proposal offers a cost-effective and straightforward path to improving the flexibility and commercial appeal of the building.
