Overview
This project involved assisting a client with the change of use of an existing industrial unit, shifting from a solely B2 use (general industrial) to a mixed B2/B8 use class. The intention was to broaden the building’s operational flexibility, making it suitable for both industrial activity and storage/distribution purposes, and thereby improving its long-term commercial appeal. In addition to the change of use, the project also involved a full refurbishment of the property in preparation for future occupiers.
Design Approach
As part of the proposal, several physical alterations were required to ensure the unit could accommodate larger vehicles and meet the functional needs of the new use. This included the installation of taller roller shutters designed to allow access for HGVs - a key requirement for efficient goods handling and future occupiers. Internal upgrades were also proposed, including the erection of an internal two-storey extension to the office facilities, providing new toilet and kitchen facilities to support day-to-day operations within the building, whilst also enlarging the available office space.
In addition to the above, the building underwent a complete refurbishment including re-clad external walls, treated flooring in the warehouse, and full re-decoration throughout.
Historically, the unit had been used for car and vehicle repairs, a use that generated a need for extensive customer parking throughout the day. With the new operational focus, vehicle movements and requirements changed significantly. Many of these parking bays were therefore removed to create appropriate space for HGV turning and manoeuvring, ensuring the site layout aligned with the functional demands of the revised use class. New fencing and access gates were erected for security.
Outcome
The proposal delivered a more versatile and commercially attractive unit, adaptable to a wider range of occupants. The installation of taller shutters, improved facilities, and a reconfigured external layout not only enhanced operational efficiency but also increased the property’s marketability for future letting or sale.
