Overview
This project involved a comprehensive reconfiguration and expansion of a family home, aiming to unlock significantly more living space and create a modern, highly functional layout across both floors. The brief focused on improving flow, increasing usable rooms, and enhancing the appearance of the property.
Ground Floor Transformation
The ground floor underwent several key alterations to maximise space and improve practicality. At the front of the property, an extended porch offers a more welcoming entrance and additional storage. Part of the existing garage was converted to form a utility room.
The most substantial change came from the rear extension, which replaced the original DIY conservatory. This not only increased the overall footprint but nearly doubled the size of the kitchen, allowing for the creation of a generous kitchen–diner with an adjoining snug. Large sliding doors connect the space to the garden, while a feature skylight above the dining area brings in ample natural light. Additional internal adjustments included closing off the living room from the kitchen for improved privacy and widening the entryway to the kitchen–diner to enhance flow.
First Floor Transformation
Upstairs, the property was significantly enlarged by extending over the garage and surrounding ground floor rooms. This created substantial new floor area, enabling a much more generous first-floor layout. The existing family bathroom was reconfigured and enlarged to include a separate shower, improving functionality for the whole household.
The newly gained space also allowed for the creation of a spacious new master bedroom suite, complete with a full en-suite bathroom and a walk-in wardrobe, bringing the total number of bedrooms from three to four.
External Work
The project included work to the front boundary wall to widen the existing vehicular entrance, improving access to the site. As the wall is within the local conservation area, this required careful design to ensure the local character was preserved. The exterior of the building also received a vast facelift with fresh materials.
Outcome
The result is a thoroughly modernised and significantly expanded home that offers improved functionality, better flow, and high-quality living spaces throughout. The redesign increased the property's value by nearly £500k in the space of around a year.
