Barnfield Way, Southampton

Overview


One of our first projects after we established, we were appointed for this project by a client who owned a rental property situated on a generously sized plot. The house featured a substantial side garden, which felt as though it may once have been intended for an additional dwelling. Recognising the development potential, the client sought to explore the viability of constructing a new home on this portion of the site.



Design Approach


We began by preparing a detailed site constraints plan, carefully assessing the opportunities and limitations of the plot in accordance with the local authority’s residential design guide. This early work helped to shape a proposal that responded sensitively to the surrounding context while maximising the available space.


The planning application, submitted with a full suite of drawings and supporting documents, was approved with no requirement for amendments to the design, and within a reasonable timeframe.


Following planning success, the project progressed into the technical design stage, where we prepared comprehensive building regulations and construction drawings to secure building control plan approval. This ensured the scheme met all structural, thermal, safety and accessibility requirements, allowing the client to move confidently toward construction.



Outcome


The project successfully unlocked the development potential of the site, providing the client with a well-designed and fully compliant proposal for an additional dwelling. The client was able to sell the plot for development - with the buyer having completed the construction, the house has been occupied since completion.
